Class A rear-load facility in Geismar will serve petrochemical, logistics, warehousing and industrial service users

GEISMAR, La. — Ratcliff Development and JRE Capital today announced plans for a new 200,000-squarefoot Class A tilt-wall, rear-load distribution facility at the nearly 200-acre Magnolia Ridge Logistics Park. The firms have co-developed the park over the past two years.

The facility will be the first building and Phase 1 of a planned multi-building development serving the region’s petrochemical, logistics, warehousing and industrial service sectors. Construction is scheduled to begin in the first quarter of 2027.

Ratcliff Development and JRE Capital will co-develop the facility, with Ratcliff Construction Company serving as general contractor. Powers Brown Architecture will lead the design, and Lee & Associates will represent the property for leasing and marketing.

The flexible industrial building will feature a 32-foot eave height and be divisible into spaces as small as 50,000 square feet. Its rear-load configuration is designed to support efficient truck circulation, warehousing and distribution operations. The Ascension Parish location will accommodate local and regional users supporting petrochemical manufacturing and related industrial activity.
